If your roof is over 15 years old, it is likely at or nearing the end of its life cycle and a roof inspection is recommended.
If your not sure how old your roof is below is a list of tell tell signs:
- Your shingles are missing too many granules or curling, decaying or missing in areas.
- Evidence of leaking in your home’s interior – ceiling tiles and dry wall showing stains from water damage
- Missing or rusted and worn out roof flashing
Although you are allowed to have 2 layers of shingles it is not always a good idea depending on the shape of your existing roof. However there are times when it can save you a little money and give your roof needed protection just keep in mind that when you replace the roof next time it costs more as they will need to remove 2 layers of shingles instead of one.
Furthermore, if the old roof layer is not removed, we are unable to inspect the roof decking for water damage, rot or deterioration. This can create a much problems and lead to expensive repairs.
If your roof is still relatively new and in good condition and the leak is small and fixed right away, a roof repair is your best option. However, if your roofing system is 15 years old or more, then having your roof replaced is most likely going to be the best choice depending on how well your roof has aged and what types of conditions it has been exposed to.
